Overall good clean condition. Title page trumpets the book's expansive coverage of "Homes and Fortunes" available in "the Boundless West and Sunny South," detailing in 35 chapters (many featuring maps of the state or territory discussed) the Virtues to the Immigrant of each locale. Text on title page itemizes the topics to be addressed: "Climate, Scenery, Soil, Railroads, Mining Interests, General Resources…Cost of farm lands," etc. etc. resolving with "A Complete History of the Pacific Railroad," detailing particulars of the transcontinental line completed in 1869 (the same year as Goddard's guide) and depicted in a folded (and creased) three-panel map of the U.S. at the front of the book.
